What is TIMIT?

TIMIT is a team of intelligent experts that offers pre-fabricated wood-framed houses in Latvian and international market complying with high energy efficiency standards and quality.

We ensure full cycle of designing/construction, and also individual parts of the cycle: designing works, production of finished wooden constructions, assembly of finished wooden constructions, internal and exterior finishing works to “key”.

Since 01.04.2018 we are the member of Latvian Wood Construction Cluster. 

What is <strong>TIMIT</strong>?

Wood-framed houses

Wood-framed houses are one of the oldest methods of construction of buildings.

Latvia is rich with forests and the “green gold”has been the main building material of our ancestors long ago. This is the renaissance of wooden construction when we return to ancient building traditions, using the timber as the main structural element of buildings.

The philosophy of Timit team regarding the construction of framed-wood houses is characterized by the following keywords:

  • Sustainability.  Wood-framed and modular houses are manufactured/built according to basic principles of sustainable construction, using timber originated from sustainable forestry, and creating minimum CO2 emissions during the production process of structures and components of the house;
  • Energyefficiency. We believe that a building must serve a person and not vice versa, so the structures, units and engineering systems are well-considered and constructed according to the principles of passive buildings thus creating houses that are energy-efficient and environmentally-friendly;
  • Ecology. All materials used in the structure of the house are completely ecologic that creates  a human- and environmentally friendly home;
  • Speed and accuracy. From the design to a finished house, we are able to fit in the two-months-frame.Pre-fabricated wood-framed houses and modular houses are characterized by forethought and accuracy, as well as the structure is preserved from the harmful effect of precipitation during the quick assembly;
  • Economy. It’s technically and economically reasoned to choose wood-framed and modular houses when compared with other construction technologies;
  • Intelligence. The process is well-considered from the idea to key.

Passive houses and nearly zero energy buildings

Nearly zero energy buildings

From January1, 2021 the minimum permissible level of energy efficiency of buildings in Latvia must comply with nearly zero energy building. It means that the energy efficiency indicators of heating must reach class A or the consumption of thermal energy in residential buildings doesn’t exceed 40 kWh/m2 annually, but in non-residential buildings - 45 kWh/m2 annually, by ensuring the conformity of microclimate of rooms to the requirements of normative acts in the field of construction, hygiene and labourprotection.

Such consumption of heating energy can be reached in pre-fabricated wood-framed houses, besides the consumption of heating can be reduced almost three times complying with the concept of passive houses.

What is a passive house? Passive house is a construction standard that corresponds to the highest energy-saving, comfort, available costs and ecological requirements. Passive house is not a brand, but a construction concept that can be applied to any house.

g exactly the pre-fabricated wood-framed panels in the construction of passive houses, the manufacturers take into account also the climate changes. Wood is the only widely available renewable raw material. This is the key factor in the global greenhouse effect reduction strategy.

Our basic principles

Tightness

Tightness of a building is provided by a continuous airtight layer the function of which is to reduce the entrance of cold air and escape of warm air from the building. By increased air permeability, the consumption of thermal energy and moisture damage risks also increases.

The contemporary thermal insulation materials cannot ensure big air tightness. A separate airtight layer is made in the designing process. Plywood/film is mutually compacted in the joint places with special scotch tapes in pre-fabricated wood-framed panel houses. The air tightness in energy efficient houses must be examined compulsory by means of Blower door method both during the period of construction and during exploitation.

Without thermal bridges

Materials with increased heat conductivity and non-densities can create thermal bridges that increase the consumption of thermal energy in the house.Unit solutions and selection of materials are highly considered in energy efficient houses. The main tasks of a designer is to avoid thermal bridges that cause unnecessary heat losses and moisture damage risks.

The influence of thermal bridges on the structure of a building can be examined by means of thermography of buildings and Blower door method.

The sizes and location of windows and shadowing elements must be well considered during the designing process because the placement of building on the land depends on them.

The thermal energy balance of a building is affected to great extent by the benefits of solar heat which in our geographic location is the most beneficial in the south part. Energy efficient houses can also function  with a beneficial exposure which is not so favour able, but the costs are increased.

Ventilation

Energy efficient houses use high-performance mechanic ventilation systems with built-in air recovery units that enable recovering of heat from the air’s discharged in the building. In addition, air heaters are connected that ensure the supply of fresh air in the buildings which is provided by high class fresh air filters. Ventilation systems are designed so that at least 30 m3 offresh air is generated per hour per one person. These systems ensure adequate amount of CO2 in the air so it’s not necessary to ventilate the rooms by opening the windows.

Building envelopes

The milestone of energy-efficient construction are the external walls with thick layer of thermal insulation which must ensure excellent requirements of thermal conductivity.

In production of external wall panels, we use the largest wealth of Latvia – timber. By using the local resources, the producers considernot only rational consumption of materials, but also sustainability which promotes the reduction of CO2 emissions in the atmosphere. When compared with other buildings’ construction technologies, the construction of wood-framed panel houses is technically and economically more favourable.

Windows

Constructions of windows and their placement is one of the most important things in energy-efficient construction. Low-quality windows and their incorrect assembly can cause serious consequences in the balance of heating energy and internal microclimate.

We offer high quality windows with triple glazing which ensure efficient application of solar energy and perform the function of building envelopes. The shadowing elements are assessed in the designing stage so that no overheating risks can occur.

Technology

At the beginning there is an idea, and there is one step from the idea till tangible result...

Timit designing department shall elaborate the set of technological drawings of your idea (KKD) to start the implementation of structures at the Timit factory.

To elaborate the wooden structures details (KKD), we use the software Revit and Sema which are completely automated excluding the risks of human errors. We also have the finished designs which must only be attracted to the plot you have chosen.
